Rod Meade Commercial Building

This 11,710 square foot project required adherence to leading quality and technical commercial roofing expertise. We successfully executed a full system replacement and new installation for the Rod Meade commercial property.

The Problem

The existing roof system had aged significantly. It consisted of a gravel-surfaced, built-up roof (BUR), which exceeded its useful life. The primary issues were:

  • Widespread leaks: Tenants reported multiple active and long-standing leaks, particularly around penetrations, skylights, and parapet wall transitions.
  • Poor energy efficiency: Existing insulation provided minimal thermal resistance, leading to high heating and cooling costs.
  • Aesthetic and functional deterioration: The gravel surface was loose and poorly retained, contributing to clogged drains and accelerated membrane degradation. 

The client’s long-term performance and energy-saving goals required Lifetime Quality to complete a full tear-off and system upgrade.

Scope of Work

Removal

  • Gravel layer from roof

Installation

  • Open and closed stack flashing 
  • One layer of 1” ISO insulation 
  • Mechanically-fastened UltraPly TPO 60-mil membrane 
  • Firestone EPDM 60-mil membrane up and over the parapet walls 
  • Perimeter termination bar 
  • Curb flashing 
  • Fasteners, seal plates, and caulking

What We Did

The Rod Meade Commercial Building renovation required exceptional quality and technical expertise. The Lifetime Quality commercial team successfully executed a full 11,710 square foot system replacement, starting with removing the existing gravel layer.

The new assembly features a robust, multi-layered system designed for exceptional durability:

Installation of 1″ ISO insulation to significantly boost the building’s energy efficiency.

We employed a specialized application combining two premium membranes:

  • A mechanically fastened UltraPly TPO 60-mil membrane was installed across the main roof deck for excellent puncture resistance and energy reflectivity.
  • Firestone EPDM 60-mil membrane was strategically utilized up and over the parapet walls, providing flexible, watertight detailing in critical transition areas.

The scope included meticulous flashing of all skylights and curbs, as well as the installation of open and closed stack flashing.

All work, including the application of perimeter termination bar, fasteners, seal plates, and caulking, was strictly coordinated with manufacturer specifications to ensure warranty compliance and a watertight finish.
