This 69,244 square foot project (combined between the pool house and clubhouse) required leading commercial roofing processes and materials to bring the property up to full functionality.

The Problem

The clubhouse presented a highly complex challenge. Its size and three distinct roofing systems (shingle, TPO/PVC, and EPDM) created a complicated project. Each of the roofing systems was failing.

System failure and leaks: The diverse roof sections degraded unevenly, leading to widespread, persistent leaks. The low-slope TPO/PVC areas suffered from zero-slope conditions and poor internal drainage, causing substantial water accumulation and saturation in the insulation.

Structural and safety deficiencies: The steep-slope shingle section required a complete re-nailing. This was necessary before the reroofing process to ensure the decking met current code fastener standards. Additionally, the low-slope areas lacked proper safety and maintenance features, requiring the Lifetime Quality team to install roofing walkway boards for mechanical access.

Thermal inefficiency: The existing low-slope systems had outdated or water-compromised insulation, leading to significant thermal loss and high energy consumption. This issue needed to be corrected with new tapered ISO and fiberboard layers.

Scope of Work

Removal

  • Sheathing – 1/2″ CDX 
  • Insulation ISO board, 1.5″ – Tapered ISO 
  • Fiberboard – 1″ 
  • 60 mil single-ply membrane 
  • Flash parapet wall only – PVC/TPO up to 3′
  • Aluminum termination bar/flashing for membrane roofs
  • Drip edge 
  • Curb flashing – PVC/TPO 
  • Pipe jack flashing – PVC/TPO.
  • Pitch pan/pocket up to 6″×6″×4″ – PVC/TPO/Rubber 
  • Roof drain cast iron – 2″ to 6″ outlet 
  • 4″×4″×8′ wood post – blocking for gas lines
  • Roofing walkway boards 

Installation

  • R&R Insulation ISO board, 3″ (21.62 SQ)
  • R&R Rubber roofing – Fully adhered system – 60 mil (10.81 SQ)
  • R&R Aluminum termination bar/flashing for membrane roofs (220.00 LF)

Results

We successfully executed this large-scale, multi-system project, delivering comprehensive long-term performance and high-quality detailing.

The new low-slope systems (TPO/PVC and EPDM) are fully adhered. They carry a comprehensive 20-Year manufacturer’s material and labor warranty. The shingle section features a deluxe grade laminated system with a limited lifetime warranty.

This thermal upgrade, combined with the new materials, is projected to reduce the clubhouse’s annual HVAC costs by over 18%.

The project is fully code compliant after a complete decking re-nailing. This includes cast iron roof drains, PVC/TPO curb flashing and pitch pans, and dedicated roofing walkway boards.

All work, including the application of perimeter termination bar, fasteners, seal plates, and caulking, was strictly coordinated with manufacturer specifications to ensure warranty compliance and a watertight finish.
