The Problem

The existing roof system had aged significantly. The Medallion Country Club Pool House roof suffered from age-related degradation across both its steep-slope shingle section and its low-slope flat roof.

Shingle section: The existing composition shingles were brittle, curled, with hail and wind damage. The degradation led to granule loss and active leaks. The existing flashing was failing, requiring replacement with durable copper components (drip edge, valley metal).

Flat roof section: The existing fully-adhered rubber membrane system had significant ponding water issues and multiple punctures. These resulted in persistent leaks into sensitive equipment and storage areas. The pool house’s existing insulation was waterlogged and compromised.

Results

Our team delivered a durable, dual-system roof designed for high-traffic and severe weather protection.

The pool house is now protected by two high-quality systems. They eliminated all previously documented leaks into the sensitive areas.

The steep-slope roof features a lifetime manufacturer’s material warranty on the new, impact-resistant shingles. The low-slope roof is backed by a 20-year material and labor warranty on the 60-mil fully adhered rubber membrane.

The corrected drainage on the flat roof, combined with the new roofs’ superior weather resistance, ensures the facility’s valuable interior and pool house equipment are protected.

All work, including the application of perimeter termination bar, fasteners, seal plates, and caulking, was strictly coordinated with manufacturer specifications to ensure warranty compliance and a watertight finish.
